A feast of family flexibility

There’s nothing agricultural about former barn Laplands, a Scandi-cool slice of luxury sleeping 22 family, friends, hens and stags deep within Devon’s South Hams on the edge of Dartmoor. Two adjoining properties, let together, allow for sociable celebrations or solitary seclusion in a feast of flexibility.

The rolling hills of the Hams roll right into the two-acre grounds like green waves, with lawns big enough for a Premier League-sized kickabout and an entertaining area that comes with barbecue and courtyard kitchen. Stock up at Oliver’s Butchers in Totnes and bring the inside out in the Devon sunshine.

Stay out there for table tennis on the terrace or trampolining. Then slide in through the French windows for indoor fun warmed by underfloor heating. Get the cinema experience around the 86-inch TV with Sky and get distracted by the arcade games, pool table and table footie. Keep yourself well-watered at the bar. Who needs the pub?

Get together for movies in the main living area while you burn some logs, or escape with a book from the shelf. Cook on double-electric ovens or be catered for by the pros from Devon Cooks, sleep in stylish en-suite bedrooms with 43″ smart TV, and post it all to Instagram over the Starlink superfast Wi-Fi.

Gardens and grounds

The views out to the South Hams roll forever and Laplands pinches a couple of acres and puts it to good use with an outdoor entertaining area. Head out there to cook on the outdoor kitchen with barbecue, play table tennis on the terrace, or just loll around in the sunshine.

Kickabout on the lawn, anyone? It’s big enough. There’s also room to hire a hot tub for the weekend. When you’re done, there’s a trampoline designed to wear out excited kids.

Light floods in through large windows that frame views of the lawns and rolling Hams beyond. There’s a pop of wow from when your feet first hit the galleried entrance halls, and wow becomes wowser when you see the boutique luxury and sociable spaces that spread across both properties.

This is a place to celebrate. Anniversary? Special birthday? Reunion with friends? Laplands was built for making merry in the south-coast sunshine. Those golden rays flood the zonal kitchen/diner/living area in house 1, perfect for being together yet apart. Catch films or football on the 65″ smart TV as supper sizzles on the hob. Or cozy up in the cinema room and watch your favourite film on the 86″ TV.

Devon has some pukka pubs, but you might not need to leave the house to enjoy a pint or a Prosecco. The games room here comes fully loaded with table football, pool and retro arcade games, with friendly competition supported and watered by a stylish bar. An 86″ smart TV with full Sky package seals the deal.

Cooking and dining

Plenty of space for 22 around the dining table in the super-social kitchen/diner, from where you can slide into the living space for after-dinner mints and movies on the 65″ TV. Cook on the double-electric ovens, or don’t – call up the chefs from Devon Cooks and uncork a Prosecco while you wait.

Al-fresco options are good here. Eat out on the terrace with barbecue burgers cooked in the courtyard kitchen in front of the rise and fall of the Devon hills. Stock up from supermarkets in Dartmouth and Totnes and get your deli goodies from The Almond Thief and your fizz from Totnes Wine.

Treat yourself to a takeaway from The Balti King in Totnes or fish and chips on the beach from The Start Bay Inn. Or head out to cosy pubs such as The New Inn, Morleigh for steak, lamb, fish or gammon, or the thatched Cott Inn in Dartington for fresh fish battered in ginger beer and soda.

Try chicken goujons or scampi at The Start Bay Inn in Torcross. Have seafood in your swimsuit at The Winking Prawn, just across the road from Salcombe’s North Sands. Eat more delicious seafood right on the water at The Crab Shed. Or grab lighter bites at The Salcombe Delicatessen and Sandwich Shop.

Bedrooms

Deep down in the South Devon Area of Outstanding Natural Beauty, you’ll enjoy an outstanding natural beauty sleep. Laplands sleeps 22 across 11 bedrooms in supreme en-suite comfort. Every room offers a 43″ smart TV and luxurious, 35-thread count linen.

Bedrooms one and two are kingsize with walk-in showers and heated towel rails. Bedroom three provides twin beds that can convert to a super-kingsize on request and an en-suite with a walk-in shower. Bedrooms four up to seven all provide further en-suite king bedded rooms.

Bedrooms eight and nine offer you twin beds with the option for super-kings on request with walk in shower en-suites. Finally bedrooms ten and eleven come offering a kingsize bed each and en-suites with walk-in showers and heated towel rails.

An amazing house with amazing facilities. Had a great, fun family weekend, would definitely book again!! The finish of the house & the facilities are A1. Totnes & Kingsbridge only 5 miles away, and also a great pub for Sunday roast at The Old Inn. Beds really comfortable!! - Richie

Our stay at Laplands was fantastic. The property is a true gem and exceeded our expectations. Laplands accommodated our family group of 10 easily with the two adjoining properties providing ample space. All of the bedrooms were spacious and well-appointed with en-suite showers rooms, so nice not to have to share a bathroom! Entertainment options were plentiful and the large living, dining and kitchen area made cooking a breeze. Laplands offered luxury and space for a memorable stay in Devon. Dartmouth, Totnes & Brixham were in easy reach. Can highly recommend the rump steak at The New Inn, crab sandwiches on Blackpool Sands plus house and gardens at NT Coleton Fishacre. Walk the South West Coast Path, head back into history at Totnes Castle and Dartmouth Castle, or visit Buckfast Abbey for the monastery, but stay for the mead. Hit the water rides and zoo farm at Woodlands Theme Park, Go Ape at Haldon Forest, or go gaga for piggy cuddles and animal feeding at Pennywell Farm.
